We have a limited number of properties which are let to university students. SCROLL DOWN FOR COMPLETE LIST BELOW THESE NOTES - We usually let these houses and flats for 12 months from July 1st each year. Most properties are unfurnished although a limited number have furniture. We endeavour to maintain high standards and some properties are in excellent decorative condition. Those that are not in tip top order are offered at lower rents and we try to be very careful, honest and factual in our descriptions. If you believe that we have not been fair with a description we would value your comments. Each year we offer a selection of around 9 houses and flats for 3, 4, 5, 6 or 7 non-smoking persons. Properties are listed below but we can email, or post, our detailed sheets upon request - go to our contact page. You will find that downloading and and printing our details is a simple procedure.

The rent range for the year commencing July 2007 is between £60 and £89.00 per person per week depending on location, contents, size, facilities, and quality of the accommodation. It should be noted that we do not offer rooms to individual students but we are pleased to let to groups of persons who are all known to each other and intend to live together as one family unit. (Please note that locks cannot be placed on individual rooms).

INSURANCE - we strongly advise all our tenants, particularly groups of students, to take up an insurance policy, to cover lost keys, accidental damage, theft etc.

Property is usually advertised from early December each year for lettings comencing in July for the following academic year. Students already resident in a property are given first refusal. Those wishing to re-let would be required to immediately settle fees etc and enter into an agreement committing them to a further year.

Students from overseas may be required to pay higher damage and default deposits and also all the rent in advance for the term of the agreement unless acceptable UK resident sureties (guarantors) are be provided.

Code of behaviour - We aim to keep high standards for all and so we have to have some basic ground rules that are fair and reasonable. At the risk of being regarded as uncool, boring old fuddy duddies, it should be noted that PARTIES ARE NOT ALLOWED in any of our properties. We will only let to quiet, well presented, caring and sensible non-smoking students. All of our houses are in quiet residential locations and good neighbourly behaviour is required at all times. If you are a student who wants to party, then we would respectfully ask you to approach another agent and wish you good luck with your results. (Parties can be held in function rooms at pubs and in other venues for modest room hire costs - you won't get any bother from us, bills for damage, complaints from neighbours and you can have a really good time = everyone happy!) Just as in your halls of residence we will not allow "blu", white or any other colour "tack", sticky tape, pins etc in walls. We will let you put up a suitable "velcro" backed board (but only if you seek prior written permission, have it professionally fixed and that you leave it in situ at the end of your year)

Tenants Contents and Accidental damage insurance If you are worried about accidental damage or loss of keys - for a modest premium a special Gold Tenants Contents Insurance policy can be arranged through our office. Typical cover for up to 6 students in a property with the tenants belongings being worth no more than £10,000 would carry a premium of less than £170 per year. Divide that by six persons and you will find it most reasonable. It also offers great peace of mind.

PROPERTY OWNERS

Landlords letting student property usually have the benefit of a higher rent return than if they were letting to a family or couple. The greater wear and tear on a student house has to be taken into account and can often be seen as a negative factor. However, we generally find that our system of letting reduces the risk of undue wear and tear.
